What is an HMO?

 

Not sure whether your property counts as an HMO? A property is classed as a House in Multiple Occupation (HMO) if both of the below apply:

  • At least three tenants are living there, forming more than one household
  • The tenants share a toilet, bathroom or kitchen facilities

You a large HMO, and slightly different rules apply if both:

  • At least 5 tenants forming more than one household live there

AND

  • The tenants share a toilet, bathroom or kitchen facilities

Large HMOs are required to meet certain criteria set out by the local council. You must also apply for a licence and provide certain information to the local council to get one.

If you manage your own HMO, it’s your responsibility to regularly inspect the property to make sure it continues meeting regulations, carrying out any repairs as necessary. However, if you use an HMO Manager, the responsibility lies with them. That’s where we come in.
